Technical Information Essential for EPC assessments

The following information is what is typically required by the EPC assessor to calculate the EPC of a dwelling.

Dimensions & Orientation

  • Dimensional plans are required by the EPC assessor to determine floor areas, heights, and the areas of all windows and doors.

  • All drawings should be marked with the North direction to allow the assessor to determine to determine which faces will have different gains from sunlight.

U-values & Thermal Bridging

  • U-values are required for all heat loss elements. Tables of indicative U-values for typical floor, wall and roof constructions can be found in Appendix L.

  • Details of works undertaken to minimize thermal bridging at junctions must be supplied.

Ventilation

  • The quantity of flues and passive vents.

  • Confirmation of draft stripping to all external doors.

  • Results from air permeability tests with relevant certificates; this information is subject to the transitional arrangements outlined in Technical Guidance Document (TGD) L 2011 Conservation of Fuel and Energy – Dwellings.

  • Type of construction providing any necessary details to support information included in the EPC.

  • Identify all means of ventilation, e.g. natural, mechanical, etc.

Windows, External Doors and Roof lights

  • Certified U-values of all external doors and windows. Where the manufacturer's certified details are not available, as much information as possible must be inputted to gain the most accurate heat loss value.

  • The orientation of each glazed opening needs to be considered and inputted separately to determine if there are any other gains or losses due to orientation.

  • The area must be calculated from drawings of all external doors, windows and roof lights.

Water Heating

  • The capacity of the hot water cylinder or thermal store.

  • The insulation details on the hot water cylinder; manufacturer’s specifications should be consulted for this.

  • The type of hot water systems providing manufacturer’s specifications where needed to determine specific values.

  • Details of the control mechanism in place for the hot water system.

For particular system types, additional information may be required.
